Frequently asked questions
Do I need my landlord's consent for a fit-out?
Usually, yes. Most commercial leases require the landlord's written consent, often called a licence for alterations, before any building work. We provide the drawings and specification the landlord's surveyor will ask for.
Do building regulations apply to commercial fit-outs?
Yes. Fire safety, means of escape, accessibility, ventilation and electrical safety all apply, and a change of use can trigger further requirements. Building control approval is arranged as part of the project.
Can work be carried out while the business is open?
Often it can, by phasing the work or carrying out the noisiest operations outside trading hours. This is agreed with you when the programme is set.
